📋 2024 Ontario Building Code: As of April 1, 2025, all permit applications must comply with the 2024 OBC. This checklist reflects the current requirements.

Mississauga Building Division processes residential deck and porch permit applications through their online Building Permit Portal. Ensuring your application is complete before submitting helps avoid delays and rejections.

PDF Format Requirements

Mississauga's electronic submission portal has specific PDF requirements. Files that don't meet these specifications may be rejected automatically.

PDF version 1.4 or higher (most modern PDFs are 1.7+)
All annotations and form fields must be flattened
Files should be text-searchable (not scanned images when possible)
Maximum file size: 50MB per file
No password protection or encryption
Drawings should be to scale with dimensions and scale clearly marked
Use standard paper sizes (8.5x11, 11x17, 24x36)

Mississauga-Specific Requirements

Setback Requirements

Minimum setbacks from property lines vary by zone. Most residential zones require a minimum 0.6m (2 ft) side yard setback and 7.5m (25 ft) rear yard setback. Check your specific zoning at the Planning counter or online.

Lot Coverage

Decks count toward lot coverage calculations. Ensure your total lot coverage (including the deck) doesn't exceed the maximum for your zone.

Guard Heights

Guards (railings) are required when the deck surface is more than 600mm (24 inches) above adjacent ground. Minimum guard height is 1070mm (42 inches) for residential.

Based on common feedback, these are frequent reasons deck permit applications get returned:

!Site plan doesn't show setbacks from all property lines
!Elevations missing guard heights or guard detail specifications
!No footing details showing depth, size, and reinforcement
!Ledger board connection details not shown or inadequate
!PDF files have editable annotations (not flattened)
!Drawings not to scale or missing scale notation
!Missing stair details when deck height exceeds 600mm
!Not compliant with 2024 Ontario Building Code requirements
